The Lira Thermal Spa and Wellness Resort is a luxury development situated in Dobrinishte, in an elevated position which guarantees excellent views across three mountain ranges.  It covers an area of 18 000 square meters and is located at the foot of the Pirin mountain, facing South and lit up by the sun to the maximum extent. The Lira Thermal Resort is the only place in the whole region from where one may admire all Pirin peaks and it is only 300m from the proposed new ski gondola in Dobrinishte. It is surrounded by a thick pine forest, has its own park where one may take a walk and enjoy the wonderful air full of aromas. A park provided with children’s playground and a small lake complement the possibilities for a calm and care-free rest.

Location

Dobrinishte is 156 km from Sofia, only 50km from the Greek border on the Å-79 road. It is only 6 km from Bansko, 155 km from Plovdiv and 57km from Blagoevgrad.

Properties Available

In the village 48 individual houses will be constructed, including an apartment building with 37 apartments.

The houses have been sorted in three categories according to their specific location. Each of them consists of a dining room, kitchen and toilet at the first floor and one or two bedrooms (depending on the buyer’s requirements) including a large bathroom equipped with a water-massage bath-tub with mineral water, the temperature of which is around 39oC - 40o C and a toilet on the second floor.

The apartments are sorted in two categories according to the floor, and the surface. One and two bedroom apartments are available.

Each property is provided with independent heating, telephone internet and cable television. Utility control panels will enable owners to control their heating and electricity expenses.

Guaranteed Rental

The new guaranteed rental scheme differs depending on which stage of construction you purchase in. There are four construction phases:

For Buyers of houses in Stage 1 (Houses 1-18) & Stage 2 (Houses 19-28) the developer guarantees rentals for the first 3 years from the date of transferring the title rights to the Buyer, as follows:

Year One: 7% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer

Year Two: 8% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer

Year Three: 9% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer

For Buyers of Houses and Apartments in Stage 3 (Houses 29-34) & Apartments (1-37) the developer guarantees rentals for the first 2 years from the date of transferring of the title rights to the Buyer, as follows:

Year One: 7% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer

Year Two: 8% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer

For Buyers of Houses in Stage 4 (Houses 35-48) the developer guarantees rentals for the first year from the date of transferring of the title rights to the Buyer, at 7% p.a. net rental, calculated on the base of the value of the property, bought and fully paid by the Buyer.

Leisure and Recreation

The complex has a large restaurant capable of seating 150 people, offering a wonderful view of Pirin’s ridge. Here, you are able to enjoy both Bulgarian and European cuisine or to relax with a drink in the lobby bar.

The complex has its own fitness centre, equipped with modern facilities, catering for all ages. An 8 m by 15 m mineral water swimming pool, with wonderful view, will be ideal for both swimming and rest. There is also a children's mineral water swimming pool which will be manned by qualified life guards.

There is also a ski wardrobe, where winter sports amateurs can hire winter equipment and experience the long and wonderful runs in Dobrinishte and Bansko. Some of the most attractive walking trails start from Lira Thermal through which you can enjoy the beauty of Pirin’s lakes and peaks.

A large, supervised children’s playground, equipped with various attractions has also been provided.

Security

The complex will be monitored by licensed and trained guards who will ensure your security 24 hours a day. The accesses to the complex will also be secured by barriers and only people living in the complex will be granted access. Alarm devices will also be installed in all buildings.

Balneology

One of the key features of Lira Thermal are its balneology facilities. It hosts massage facilities, a vapour bath, sauna, physiotherapy and of course the mineral water pools. The mineral water has a lot of healing qualities and would complement any holiday.

All leisure and entertainment services are available at preferential prices. If you wish to make additional income from your property while you are away, you may wish to opt for the investor scheme which is available to all buyers. The property would then be rented to tourists during your absence.

Payment Terms

europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is ˆ3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.
