Maintenance Charge

The maintenance charge for this development is €9.60 per sqm per annum.

Payment Terms

europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

1st instalment: 30% of the purchase price paid upon signing the Preliminary Sales Contract (less your reservation fee)

SWIMMING POOL

Indoor heated swimming pool and Jacuzzi situated in section G, with plenty of sun beds to relax, or in the summer time, when the pool is open to the garden, to enjoy the sun outside on the open terrace and be served a drink from the pool bar.

FITNESS AND SPA CENTRE

Situated next to the swimming pool with modern equipment to exercise on your own or with the guidance of a qualified instructor.  The fitness area includes changing facilities, sauna, steam bath, exercise area, two massage parlours and showers.

COFFEE SHOP AND SNACK BAR

Just above the fitness area on the second floor of section 6, enjoy a drink and snack with your guests or neighbours.  The Coffee Shop will be furnished with comfortable luxury furniture, a library corner, a large screen TV and has a good view of the pool area through its glass roof.

BEAUTY SALON

The Beauty Salon is on the ground floor close to the main entrance area and offers a large range of services for both men and women.

CHILD CARE FACILITY

This facility allows parents to leave their children with a qualified supervisor while they go out for a drink or meal in the evening, or while they go skiing during the day.  A special secure children's area will ensure that the kids are kept busy and entertained.  This includes movies, computer games, books and indoor and outdoor playground areas.

MEDICAL CENTRE

The welfare of the owners and guests at Pine Plaza is of highest priority.  Situated next to the fitness area, a qualified doctor and nurse will be ready to deal with any injuries and illnesses.

PARKING

There is free underground parking for up to 25 cars.

RECEPTION AREA

Pine Plaza is a gated development which has only one entrance for visitors on foot.  While tenants and owners have keys to their individual buildings, visitors are met by the duty Reception Manager and wait for entry clearance in a cosy lounge area.

SHOPPING

There will be three shops available in the main lobby area, a convenience store / mini-market with basic food-stuffs which also includes a small pharmacy, a souvenir shop and a sportswear shop.

Services

Pine Plaza is providing a multitude of services for the convenience of its residents and guests. The selection of the services was made with the purpose of providing the highest standards of living within the compound.  The free services are covered by the annual maintenance fee paid by owners and are provided to all residents and tenants alike. The paid services will be offered for a nominal fee, charged by the management.

Free Services

SECURITY: Pine Plaza is a gated living compound and will have 24-hour manned professional security with visual equipment control. The security office will be situated next to the reception area. Cameras in the underground areas, all facilities and floors will provide for the security of all residents and their property. The security staff will react first to any potential hazards, and will look after the normal, convenient and quiet life of all in the compound.

SWIMMING POOL can be used free by all owners and tenants, including the free use of the sun-beds.

In the FITNESS CENTRE residents will have free access to all the equipment in the GYM, the SAUNA, STEAM BATH and JACUZZI.

CLEANING of the common areas – staircases, lifts, parking areas, and GARDENING will also be provided within the maintenance fee.

The ADMINISTRATION will manage all utility billings, repair and maintenance and will help owners to organize any services they need.

RECEPTION will be responsible for guests/visitors welcoming and postal handling.

MAINTENANCE of all common installations – lifts, entrance doors, heating/air-conditioning, swimming pool, gym and fitness area, parking areas, security and fire alarm systems, etc.

Paid Services

Management will charge a nominal fee or arrange subscriptions for a range of paid services in Pine Plaza to those willing to use them.

The consumption in the coffee shop, LOBBY BAR, RESTAURANT and pool bar is in the paid services category.

MASSAGE in the fitness centre, the gym instructor and all services in the BEAUTY SALON will have their pricelists too.

VIDEO-ON-DEMAND (VoD) service will be available through the CABLE TV operator whereby residents can call and receive on their TV the film they have selected to view at any time. The cable TV will be subscription based, whereas the VoD is a pay-per-view service.

Internet will be available throughout the compound and will be subscription based.

APARTMENT CLEANING and LAUNDRY will be provided to those who rent out their properties or to residents willing to use this service.

PRIVATE GARDENING for the plants on your terrace and inside the property can be ordered through the manager in your absence.

MEDICAL CONSULTATIONS will be available with priority to Pine Plaza residents. The GP office on the outside of the compound will also take care of patients at home if a medication or treatment application needs a qualified nurse.

CHILD CARE will be available on a per hour basis fee in the special in-house facility. Qualified personnel will take care of your child should you wish to go out in the evening.

SECRETARIAL SERVICES will be provided in the administration area – copy service, fax, messaging, typing, letters, parcel deliveries, etc. Internet access will be available there for residents without a home computer.

The RESIDENTS SERVICE DESK will arrange flight reservations, restaurant, sports bookings, dry cleaning and laundry.

The maintenance and PROPERTY MANAGEMENT of the complex will include:

-24 hour security

-English speaking compound manager and receptionists to address all needs of owners

-common areas and swimming pool heating/cleaning

PINE PLAZA is situated in the centre of resort Pamporovo, the core of Rhodopes mountain, Bulgaria, Eastern Europe.  Bulgaria is a country in South-Eastern Europe. It borders the Black Sea to the east, Greece and Turkey to the south, Serbia and the Republic of Macedonia to the west, and Romania to the north, mostly along the Danube.

THE RESORT

PAMPOROVO is situated in the middle of the  Rodopi at 1600-1926 m above sea level and is the perfect place for skiing, hiking, trekking and visiting numerous caves (Yagodinska and Devils throat), picturesque villages (Gela, Momchilovtzi, Shiroka laka) and savouring the famous Rodopi dishes – cheverme (barbequed whole lamb), patatnik (baked minced potatoes and cheese), smilyanski bob(big black beans), trout, sarmi (minced  meat wrapped in cabbage or vine leaves), klin (baked flour and rice pie) and many other typical for the region meals.
Pamporovo is the pearl of Bulgarian ski resorts with 240 days of sunshine in the year. It is located in the heart of the mountain, 220km from Sofia,  85km from Plovdiv – the second largest city, 15km from the regional town of Smolian and 10 km from Chepelare.  Plovdiv airport operates a lot of charter flights from Europe in winter months. Snow cover is 150-200cm average and its 20km of alpine ski slopes, 6 chair lifts and over 13  drag-lifts offer unparalleled skiing opportunities with guaranteed sunshine. Not a day is missed by skiers due to piercing wind, clouds, freezing temperatures or fog. Pamporovo is also an year-round resort, offering numerous beautiful sites, majestic caves and breathtaking sceneries and rock formations (The Wonderful Bridges) within just one hour drive from the resort. Its various fauna is a desired place for hunters while fishermen enjoy trout catching in its clear waters.

THE FUTURE OF PAMPOROVO and why is the investment lucrative?

Property investments in Pamporovo will be very beneficial for owners because of the future of the resort and the area.

Recently the Bulgarian government and the municipality of Smolian have embarked on a master-plan for further development of tourism, the skiing facilities and infrastructure of the area. The project is called “Perelik Sports Centre” (also “SuperPerelik”) and, upon its completion in 5 years time, it will make the Pamporovo – Perelik – Smolian - Chepelare area the biggest, mega-skiing resort in the country.

The plan provides for the northern slopes of Perelik peak (2191m - the highest in The Rodopi) to be developed as a vast, super-modern skiing area with 24 new lifts and over 55 km of new skiing pistes and, most important – without hotels - in order to preserve nature. The hotel base will be in Pamporovo and Smolian. A cable gondola will link Pamporovo from Snejanka peak (1926m) to Perelik and to Mechi Chal facilities above Chepelare thus creating a mega-complex with Pamporovo as its centre.

A golf course is planned in the vast green areas between Pamporovo and Smolian.

The government supports the project and undertook to modernise the Plovdiv – Smolian road by building a third lane and building an airport in Smolian. The project is also supported by a major bank and is prepared for listing on the Sofia Stock Market to raise over 225 million euro (94 million in the first 3 years). The investors interest is big as tourism, and especially skiing, is the “bread and butter” for any economy.
