The Lira Royal Resort is another excellent ski property investment opportunity brought to you exclusively by europropertyonline.  It consists of six residential buildings and a sports and leisure complex with excellent facilities. Dobrinishte, only 6km from the lively ski resort of Bansko, has been ear-marked as the new place to invest in Bulgaria, however, there are limited opportunities as obtaining planning permission in this pleasant village is difficult.  The focus of the municipality is to create an area for the more discerning customer with low density building and several 5 star facilities.

 

Lira Royal has been designed to make the best use of the space available with excellently sized studio, one and two bedroom apartments.  The leisure complex will be free for all residents and guests to use, however, with the range of facilities available, it is likely that this complex will be popular with local residents and visitors from the neighbouring developments and hotels who will be charged a premium for using the facilities.

 

The restaurant will serve top quality cuisine and will seat up to 150 people.  The indoor swimming pool will be the largest in the region at 313sqm, split into two by an underwater wall to allow serious swimmers the opportunity to swim lengths undisturbed.  There is also a small children's pool and Jacuzzi within the excellently designed stair-well.  The fitness area will contain state-of-the-art gym equipment, a sauna, steam bath, squash court (30% discount to owners and their guests), ski wardrobe and massage facilities.  There will also be an on-site doctor as well as fitness specialists to make this a professionally managed and popular facility.

 

On this outside of the building, at the centre of the complex there is a large swimming pool with an adjoining children's pool, surrounded by a relaxation area to make the most of the excellent weather during Dobrinishtes "Greek" summers.  During the winter months, owners and their guests can take advantage of the free ski shuttle service which will take people to and from the Bansko ski gondola.

 

The development contains 116 apartments between its six residential buildings: A, B, C, D, E and F.  There are 60 studios, 33 one bedroom apartments and 23 two bedroom apartments.  Apartments in blocks A and B come furnished to a standard level which include all kitchen units, white goods, fully fitted bathrooms, beds, wardrobes and general furniture.  There will be an opportunity for buyers to upgrade their furniture to the luxury pack which will be available at a small price prior to completion, however, everything the buyer needs in order to rent out their property will be provided within the standard furniture pack.

 

If you are looking for a smart investment, in a growing area, with peace and tranquillity, yet a short distance to an international ski resort with excellent night-life, then this is the development for you.

 

Permissions

 

Planning permission has already been obtained for this development and building permission is expected at the end of June 2006.  Until building permission is granted, we are taking refundable  reservations and asking for no further payments.  Contracts will only be issued once building permission has been granted, at which point there is a planned price increase of between 5 and 10%.

 

Construction

 

Construction is due to commence on 1st October 2006 and completion is expected on 30th November 2008.  The construction will be in three phases:

 

Phase One - (Buildings A and B) construction commences on 1/10/2006 and completes on 31/7/2007

Phase Two - (Buildings C and D) construction commences on 1/6/2007 and completes on 31/3/2008

Phase Three - (Buildings E, F and G) construction commences on 1/2/2008 and completes on 30/11/2008

 

Location

 

Lira Royal is situated in the quiet village of Dobrinishte which lies only 6km from Bansko.  The village several planned improvements which make this an extremely attractive investment.

  • There is planning in place for a new 5km cable car running from Dobrinishte to Gotse Delchev Hut (the location of the station in Dobrinishte is currently unknown).

  • This cable car will link into a new gondola station in Gotse Delchev Hut which will take skiers direct to the Bezbog peak which will sport five new ski runs with a total length of 25km to 30km.  There is also planning for chair lifts and drag lifts.

  • A new tarmac road from Dobrinishte to the gondola station in Gotse Delchev Hut is under construction and is scheduled for completion at the end of 2006.

  • A project to improve the infrastructure of the village has been approved and funding of 1,000,000 leva has been allocated.

  • By the end of the year, Dobrinishte will be given the status of "Town" (in fact all villages with a population of over 1,000 - Dobrinishte has a population of approximately 3,000).

  • Funded by a Greek company, the new E79 road between Greece, Gotse Delchev and Razlog is currently under construction which passes through the village of Dobrinishte (completion currently unknown)

  • A small selection of five star hotels have had planning recently approved within the village.

  • There are only two known approved residential developments in Dobrinishte, The Lira Thermal Spa and Wellness Resort and Lira Royal Resort, both marketed exclusively by bgpropertyonline.

Upon completion, you will be presented with a contract for the management of your apartment.  This will include an estimated rental income for both peak and off-peak seasons in the form of a nightly rate and estimated occupancy figures based on the guidelines given by the chosen tour operators for the development.  It will also include details of what proportion of this rent will be retained by the on-site management company in order to provide you and your guests with the following services:

Payment Terms

 

europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge.

 

We will accept verbal reservations which are valid for 72 hours.

 

The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request.  This reservation fee is deducted from your first instalment.  After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

 

FIRST INSTALMENT - 30% upon signing the Preliminary Contract of Sale within 30 days of making your reservation, only after building permission has been granted and proven.

 

SECOND INSTALMENT - 20% upon completion of the ground floor of your apartment building.

 

THIRD INSTALMENT - 20% upon completion of the roof level of your apartment building.

Dobrinishte

Dobrinishte is lying on 850m altitude and is surrounded by three large mountains: Rila, Pirin and Rhodopi mountains. A large area of the village belongs to the National Pirin Park producing a pleasant and clean environment. The area around the village combines excellent environmental conditions for winter sports and free time activities during the summer: beautiful nature, hospitable natives, several ski runs and various possibilities for farm and eco-tourism.

The next large town, Bansko, is situated only 6km away from the village and has excellent skiing facilities. Gotse Delchev (1412m in altitude and very famous in Bulgaria) is situated only 11 km from Dobrinishte. Dobrinishte is a famous spa resort due to its hot water thermal springs.  The tourists in Dobrinishte can visit the unique "Edelweiss Garden", the "Saint Peter and Paul’s Church" or the "Saint Pantaleon Monastery", all important witnesses of a long and intriguing Bulgarian history. The "Saint Nicolas Falls" are also well worth a visit.

The distance between Sofia and Dobrinishte is 156 km and may be covered by car in approximately 2 hours.  From Sofia there is a regular bus connection from the "Ovtcha-Kupel" Bus Station every 60 minutes beginning at 7:30 am till 5:30 pm (estimated travelling time: three hours). The train journey lasts five hours and is only recommended for sight-seeing.  The route is beautiful, but the train service is in need of modernisation.

There are several plans in place for local airports (as detailed in the recent bid for the 2014 Winter Olympics).  Additionally, there are several plans for golf courses locally, once announced, both of these planned changes are likely to have a huge impact on prices locally.
