Property experts say that the three most important aspects of a property are location, location and location and this new development scores an A+. Bansko offers a large number of properties, however, none are as close or well positioned as this.

Maintenance

A Management Company has been incorporated to manage the maintenance of the common areas and facilities of the resort. All clients will be forwarded a detailed management contract prior to the completion of the development. Apartment owners can take advantage of the services of a letting company to make additional profit, in addition to the potential the capital gain. The main office of the letting company will be located in the resort. The management of the resort would like to ensure that anyone who buys an apartment in the complex will feel comfortable in a clean and well organized environment. This can be insured only by collecting small maintenance fee from each owner. This fee will ensure maintenance of the common areas, gardens, parking facilities, sports facilities, security as well as the cleaning of the complex. The maintenance fee has been set at 14.40 Euros per square metre.

Payment Terms

europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

The buyers will be required to pay the price in 2 easy instalments:

50% when SIGNING THE PRELIMINARY CONTRACT (less 3,000 EURO reservation fee)

50% when ACQUIRING THE OWNERSHIP with clear title.

Furniture

In order to keep the cost of apartments down to a minimum, and we understand that buyers will have different preferences towards furniture, depending on what they intend to use their apartment for, different furniture packs will be available for each apartment at additional cost. The prices will be available soon and will include delivery and installation.

Construction

Construction is well under way and continue throughout the summer season (see construction images via the link above). The roof should be installed by June 2006 and completion is due 1 March 2007.

Proof of Ownership / Permission / Location

We understand that a large issue when buying off plan in Bulgaria is that you need to do a certain amount of due diligence to confirm that the development exists and that the land is owned by the investor / developer, has the correct planning permission and building permission, and that the development is located exactly where we say it is.
