The garden is amphitheatrically styled with built in barbeques and tables where you and your guests can serve, or be served by one of the hotel staff. Four car parking spaces are available to be purchased at 5,000 Euros each. Further details can be obtained by contacting us.
The developer is offering two options on rentals. A guaranteed rental contract to be signed at Preliminary Contract stage, or an agreement for the reception to rent the apartments out on behalf of the buyers when they are not there. The conditions are as follows:
- GUARANTEED RENTAL Guaranteed for 3 years at 8% of the property value per year. For this, the price of the apartment is increased by 100 Euros per sqm. Therefore on property A1, priced at 53,844 for 51.28sqm, they would pay an extra 5,128 Euros, but would guarantee rental of 4,718 per year for three years (14,153 in total, therefore a benefit of just over 9k Euros). Any additional rental income will be to the benefit of the developer, and any shortfall will be absorbed by the developer.
- MANAGED RENTAL AGREEMENT This can be signed for on a year by year basis and offers a great deal of flexibility to the buyer. As the residence is operating as a hotel, they will rent out the apartment as a hotel room whenever the buyers apartment is available. The buyer agrees a schedule with the reception. For this service, the Hotel will charge 20% of the rent, therefore, the apartment owner gets 80% of the rent. There are no additional charges for this, and the expected returns are between 8 and 10% of the property value per year, however, they are not guaranteed.

Nestled between Pirin, Rila and Rodope mountain ranges, Bansko is located at the foothills of Pirin mountain listed in The World Register of Natural Heritage - UNESCO. Bansko is situated in the south-west part of Bulgaria, 160 km. (90 miles) from Sofia airport. The distance to Skopie airport in Macedonia is only 113 km. The ski resort is 350 km. from The Black Sea (Bulgaria) and just 250 km. from The Aegean sea (Greece). Therefore it is very convenient for multi-choice holidays for both the mountains and the seaside.
PAYMENT PLAN
europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is 3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.
The buyers will be required to pay the price in 4 instalments, however, you may wish to bring payments forward if you wish:
30% when SIGNING THE PRELIMINARY CONTRACT (less your reservation fee)
70% when ACQUIRING THE OWNERSHIP with clear title (December 2006)
