The hotel, sold as investment apartments or fully serviced holiday homes, is located just 700 metres from the Gondola lift, 7 minutes from the town centre, in a very pleasant and quiet area. All the apartments are with unspoiled mountain views. A Fireplace in the living room is optional for most apartments at 2,000 Euros.

Building commenced on 1/12/2005 and is due to complete on 31/12/2006.

LETTING MANAGEMENT - GUARANTEED RENTAL

The developer is offering two options on rentals. A guaranteed rental contract to be signed at Preliminary Contract stage, or an agreement for the reception to rent the apartments out on behalf of the buyers when they are not there. The conditions are as follows:
  • GUARANTEED RENTAL – Guaranteed for 3 years at 8% of the property value per year. For this, the price of the apartment is increased by 100 Euros per sqm. Therefore on property A1, priced at 53,844 for 51.28sqm, they would pay an extra 5,128 Euros, but would guarantee rental of 4,718 per year for three years (14,153 in total, therefore a benefit of just over 9k Euros). Any additional rental income will be to the benefit of the developer, and any shortfall will be absorbed by the developer.
  • MANAGED RENTAL AGREEMENT – This can be signed for on a year by year basis and offers a great deal of flexibility to the buyer. As the residence is operating as a hotel, they will rent out the apartment as a hotel room whenever the buyer’s apartment is available. The buyer agrees a schedule with the reception. For this service, the “Hotel” will charge 20% of the rent, therefore, the apartment owner gets 80% of the rent. There are no additional charges for this, and the expected returns are between 8 and 10% of the property value per year, however, they are not guaranteed.

The Romance Hotel is located in Bansko, just a 10min walk from the Gondola lift, in a very pleasant and quiet area. Nestled between Pirin, Rila and Rodope mountain ranges, Bansko is located at the foothills of Pirin mountain listed in The World Register of Natural Heritage - UNESCO. Bansko is situated in the south-west part of Bulgaria, 160 km. (90 miles) from Sofia airport. The distance to Skopie airport in Macedonia is only 113 km. The ski resort is 350 km. from The Black Sea (Bulgaria) and just 250 km. from The Aegean sea (Greece). Therefore it is very convenient for multi-choice holidays for both the mountains and the seaside.

PAYMENT PLAN

europropertyonline have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by europropertyonline as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

The buyers will be required to pay the price in 4 instalments, however, you may wish to bring payments forward if you wish:

30% when SIGNING THE PRELIMINARY CONTRACT (less your reservation fee)

70% when ACQUIRING THE OWNERSHIP with clear title (December 2006)

MAINTENANCE OF COMMUNAL AREAS
The annual maintenance fee is 8 EUROS per sq.m. (VAT incl.) and will cover the following:
• Maintenance of the garden.
• Maintenance, cleaning and the provision of electricity to the common parts (including the corridors of the hotel).
• Security and hotel upkeep.
• Standard repairs to the building.

PROPERTY MANAGEMENT

A first class property management service can be provided. The charge of 500 EUROS per year covers the following services:

• Management and maintenance of all relevant documentation.
• Organisation of any and all maintenance required at the apartment.
• Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for any and all expenses made on behalf of the property.
• Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the apartment and the cleaning and maintenance of the common parts of the building, including repairs and renovation as and when required etc.
• Web access to the bookings made for your apartment by the tour operator so you can see the availability for yourself, friends and family.
• Organisation of the issue of any categorization papers, licenses and similar required by the law for the short-term or long-term rent of the property.
• Organisation and the payment of the annual property tax and waste collection fees
• Organisation, filing and submission to the tax office of the annual tax statement and payment of any and all tax due by the apartment owner for income relating to the rental of the apartment.
• Marketing the property to tour operators and travel agencies for rental to their client base of tourists
• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.
• Registration of the tenants as foreign citizens with the local police station as required by the law.
• Holding funds on behalf of the apartment owner, to be used against outgoings directly related to the apartment or common parts under the terms of the virtual freehold.
• Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
• Representation of the apartment owner and protection of his/her rights and execution of his/her will before any and all third-party service providers, agents, local authorities, tax administration bodies and tenants etc.

BANSKO - ALL SEASON RESORT

The town of Bansko is the newest and the most rapidly developing ski resort. It is a climatic mountain resort with a short hot summer
and a long mild winter. Snow falls are abundant providing a constant winter snow cover, up to 2 meter thick. The ski season starts December and ends middle of April.

RICH HISTORY, CULTURE AND TRADITIONS

The town itself offers a wealth of culture and history. There are 120 monuments and many museums as the very interesting sight is The Holy Trinity Church with its 30 m. high bell-tower and tower-clock, splendid murals and woodcarvings.

WINTER ACTIVITIES
